How long does it usually take to find and place a suitable tenant in my property?

 

Each location has a leasing season. I have had great success in getting most units leased within the first 30 days of marketing.


Q. What happens if you have to evict my tenant?
We make every effort to avoid this; however, there will come a time that eviction is the only option. We make sure that all action is handled by a very competent eviction attorney and we ensure the owners are updated with every step of this process.


Q. How soon am I notified of an impending vacancy at my property?
We are constantly on top of possible vacancies through regular communication with the tenant, and will forward any information on impending vacancy to the owner as soon as we learn of it, so we can immediately work on the marketing of the property.


Q. How do you handle a tenant who damages or is not maintaining my property?
Calco prepares a "Rules and Regs" for each property based on communication with the owner. These are written as an Addendum to the lease, and are considered part of the lease. Together with the "Pre Move-In" walk throughs and post move-out inspections, they'll govern how property damages/abuses by the tenant will be handled. Deduction from the deposit is used in most cases.


Q. Who usually pays for utilities at the rental property?
Depending on the property and how utilities are delivered to the property, tenants are most often responsible for all utilities.


Q. Is there additional cost if I decide to have your company pay bills associated with my property?
None, paying bills is part of our full service management.
